I hereby authorize Heller & Consultants Tax Grievance (H.C.T.G) to process my Property Tax Reduction/Refund petition for the 2026-2027tax year as my sole representative pursuant to my rights guaranteed by New York State Real Property Tax Law.
Eligibility: You must be a person named in the records of the Nassau County Clerk as a homeowner or that person’s authorized agent or a person who is contracted to buy the home or the estate of a deceased homeowner to be eligible to receive a property tax assessment reduction.
Services to Be Performed: Note that you are not required by law to use a tax reduction service to file for and/or receive a tax assessment reduction. By signing this agreement, however, you are directing H.C.T.G (not affiliated with any municipality) to prepare and file your First Level Complaint for review by the Nassau County Assessment Review Commission, to represent you at any proceeding which includes the preparation and filing of Petitions, the preparation of a Market Analysis or Appraisal and to appear on your behalf at settlement conferences and all court hearings as necessary.
Notification of Tax Reduction: H.C.T.G will make every reasonable effort to communicate the terms of any offer of settlement made by the County during the tax assessment review proceeding as required by law. I fully authorize HCTG to negotiate a settlement for me.
Fee For Service: THERE IS NO FEE IF THERE IS NO REDUCTION. I agree to pay a discounted fee equal to 50% of the First Year’s Tax Savings on your property tax savings. The First Year’s Tax Savings equals the assessment reduction multiplied by the tax rate prior to exemptions. A $30 court filing fee and $75 appraisal fee may be added for a successful appeal only. If payment is not made within 30 days, the full undiscounted fee of 75% of the First Year’s Tax Savings will be charged. Reasonable attorney/collection fees are charged on balances older than 90 days. I understand the sale of my home does not void this contract. In the event I sell my home I agree to have the new owner sign the transfer agreement to relieve me, the seller of any contractual liabilities and payment to H.C.T.G. If a reduction occurs in the same tax year through the effort of another service due to a duplicate filing, I agree to pay H.C.T.G in full.
Cancellation: At any time within three (3) days after entering into this contract, I have the complete right to cancel this agreement by written notice to H.C.T.G.
